1.1.- THE HOUSE

  • ATICTEC™ prepares a fixed-price quotation adapted to each project. As a guideline, the average price of a turnkey house costs € 1,470 per square metre built plus 10% VAT, including aerothermal air-conditioning system. This price varies depending on the characteristics of the house, its design and the materials selected by the customer. This price does not include earthworks neither foundations, as their cost depends on the topography and geology of the plot.

1.2-THE GARAGE

  • The price of the garage depends on several factors, namely its size, its height, whether it is attached or detached from the house, the material used, etc. The cheapest price would start at around €795 per square metre built plus 10% VAT. 1.3-THE EARTHWORKS & THE FOUNDATIONS

  • 3.1.-

    Earthworks and foundations depend on the terrain and are assessed on a case-by-case basis. As a guideline, on a flat plot they usually cost between €195 and €220 per square metre built, plus 10% VAT.

2. ADDITIONAL COSTS RELATED TO THE BUILDING PROCESS:
IN THE CONTRUCTION'S PROCESS YOU WILL HAVE TO FORESEE OTHER COSTS SUCH AS:

  • 2.1.-

    The architect's project, costs approximately €125 per square metre built, plus 10% VAT.

  • 2.2.-

    The construction management (Quantity surveyor), costs approximately €125 per square metre built, plus 10% VAT.

  • 2.3.-

    The fencing of the plot against neighbours, costs approximately €185 per metre, plus 10% VAT.

  • 2.4.-

    The front wall and fences panel to delimit the land, costs approximately €300 per metre, plus 10% VAT.

  • 2.5.-

    Connection to the public sewerage system. This usually costs approximately €2,000 plus 10% VAT.

  • 2.6.-

    Town Hall taxes for the building permit. This usually costs 3% of the value of the house, according to the Town Hall scale.

DETAILS PROCESS AND
CONDITIONS OF PURCHASE

STEP 1
PREVIOUS DOCUMENTATION.

  • 1.1.-

    Urban development certificate for the plot of land for building.

STEP 2
PRELIMINARY STUDY OF THE PROJECT WITH THE ATICTEC ARCHITECTURE DEPARTMENT.

  • 2.1.-

    Preliminary study of the regulations in order to ascertain the construction limits of the plot, requirements for façade finishes, height and buildable area, etc.

  • 2.2.-

    ATICTEC™ advises the client carrying out a preliminary project and an economic valuation.

STEP 3
COMMISSIONING FOR THE STUDY OF THE PLOT.

  • 3.1.-

    By means of the order of the study of the plot, the client contracts ATICTEC™ for the confection of the study:

  • 3.2.-

    Geotechnical study. This study determines the type of soil of the plot with which we proceed to the calculation of the necessary foundation. The water, electricity and drainage connections are requested.

  • 3.3.-

    Topographic study to determine the geometry, dimensions and levels of the plot.

  • 3.4.-

    Based on the previous studies and the needs of the project, ATICTEC™ advises the client and makes a detailed and definitive economic offer of the entire work and its annexes.

STEP 4
COMMISSIONING OF THE EXECUTION.

  • 4.1.-

    Signing of the execution contract between the client and ATICTEC™ detailing the form of payment staggered according to the progress of the project.

  • 4.2.-

    Preparation of the execution project and the health and safety study.

  • 4.3.-

    Calculation and structural verification by an independent specialized engineering firm.

  • 4.4.-

    Review of the project by a Technical Control Body.

  • 4.5.-

    Approval by the respective professional associations (architects and quantity surveyors).

  • 4.6.-

    Application for the building permit at the corresponding town hall.

  • 4.7.-

    Notarial declaration of new construction.

  • 4.8.-

    Contracting a ten-year insurance policy.

STEP 5
COMMENCEMENT OF WORK.

  • 5.1.-

    Once the building permit has been obtained from the administration, work will begin on the site (excavation, foundations, connections, etc.).

  • 5.2.-

    At the same time, the construction of the components of the house will begin in the factory.

STEP 6
DELIVERY OF THE HOUSE COMPONENTS AND DOCUMENTATION.

  • 6.1.-

    The components of the house arrive at the site.

  • 6.2.-

    Beginning of assembly and finishing.

  • 6.3.-

    Completion of the assembly and handover of the house.

  • 6.4.-

    Delivery of the technical and administrative documentation of the work.

  • 6.5.-

    Delivery of the use and maintenance manual.

  • 6.6.-

    Application for the licence of first occupation and certificate of occupancy.

  • 6.7.-

    Application for the definitive services by the client (water, electricity, etc).

    Registration of the property in the land registry.

XI. Can I extend my house in the future?
ATICTEC™ can install additional units to the original house such as garage, guest house, office, gym, sauna etc. linked with decking, pergolas and connectors. This gives the advantage of not having to do any work on the original house and allows for deferred investment.

XII. Is it a prefabricated house?
It is not a prefabricated house. The ATICTEC™ system uses the accuracy and precision of industrial production to drastically reduce the production times and uncertainty of traditional construction. It is a system that is installed by factory-verified components and guarantees higher quality in a shorter construction time.
